The first step in the pre-sale process begins with an initial consultation where we can learn your wants in needs in a new home. At this point we can review our floor plan offerings and determine the best fit for your family and lifestyle.
Pricing Agreement and Contract
Once a floor plan has been selected a lot that accommodates the selected plan needs to be chosen. With the plan and lot selected we can begin to tailor your home to your needs. The first major selections that need to be determined are the structural options; i.e. elevation and floor plan configuration. After all structural options have been completed we will come to terms on a final sales price. Once a final sales price has been agreed upon we will begin writing a contract. When the contract is signed an initial deposit will be required.
Selection Process and Ground Breaking
We will review our standard specification sheets and upgrade options to begin the designer selection process. After reviewing standard features we move on to reviewing physical samples for actual product/finish selections. This is where you custom design your flooring selections, cabinet selections, exterior colors, etc. Once designer selections are agreed upon the construction process will begin.
Prior to the start of construction we will meet to discuss the construction timeline and give you a schedule and projected date of completion. Please understand that completion dates can vary due to a myriad of factors, including; field conditions, weather conditions, and labor shortages.
Permitting and Construction
The construction process begins with obtaining a building permit from the local inspections department. During the construction process we will conduct periodic walk-thrus at set stages of construction. A “Pre-Drywall” walk will need to be conducted to determine desired cable, outlet, and lighting locations. We are available at all points during the construction process to meet and answer any questions you may have. We strongly believe in and encourage healthy communication from start to finish during the construction process to ensure that we meet the expectations you have for your new home.
Once the house has been finished and inspections passed we will conduct a “Homeowner Orientation”. The orientation is designed to explain to you the “ins-and-outs” of your new home and detail how everything works. This time will also serve as a final punch-out opportunity to find any cosmetic repairs that need to be resolved prior to closing. At the orientation you will be given your “New Home Owner’s Manual”, which is essentially a detailed booklet highlighting everything that was covered during the orientation. Lastly, we meet for a quick final walk thru either the day before or day of closing to ensure that all punch items have been repaired.
After the homeowner orientation and final walk thru it is finally time for Closing. At closing the deed will be recorded in your name and you will receive the keys to your new home!
60 Day and 1 Year Warranty Follow-Ups
We offer all homeowners a 1 year builder’s warranty from the date of closing. Typically, we will take warranty lists at the 60 day and 1 year periods. Our warranty procedure is clearly explained in our “New Homeowner’s Manual” you receive during the Homeowner Orientation.
